Our Favorite Features

Well, how can we narrow this down to a simple list?! There are literally hundreds of reasons we could tell you why this house is incredible, but the truth is- you’re really going to have to see it for yourself! So, until we host our “Community Open House”- we’ll do our best to showcase the best features here!

Top 5! Here we go!

The Location. It’s pretty obvious, but if you’re reading this and haven’t actually visited the Campbell Hill/Sessions St. area yet- you won’t get it. It’s basically ‘famous’ in Marietta for being the perfect neighborhood for large families, young couples, multi-generational living… and everyone in between! You’re down the street from a renowned hospital system, around the corner from one of the hippest cafe/shopping/hang-out spots… and on top of all that- you’re less than a mile from The one-and-only Marietta Square. Properties in this community are rare and precious! We are so excited for the future homeowners who get to reside in a neighborhood rich in culture and history, but in a home that is new and modern in only the best ways!

The Views. This is tied in a little to the location, but even once you’ve narrowed down the location… you have to focus on the property site alone. The builders strategically set back the new house so that there is a good-sized front AND back yard, which is almost unheard of in this area of town where houses sit, charmingly, right on the road! Plus, looking off the top back porch (yes, there’s a top and bottom back porch), you’re awarded some of the most serene views that offer privacy and respite amongst the busy neighborhood. Not to mention, when the trees aren’t as full, you get the sweetest view of the train and local hot-spots!

Beautiful buffer of trees in back! Enough for privacy, but far enough away to cause any issues.

*Behind the trees on the left side is “Sessions Stand”!

The Materials Used. We didn’t skimp anywhere. We did our best to balance luxury and maintenance in a way that leaves the homeowner feeling like they just moved into the house of their dreams but not like they’re going to spend all their time maintaining high-end finishes/materials. Marble- YES. Oh my… yes. We found some amazing marble. But we used it in strategic locations so that the yearly upkeep isn’t overwhelming. It’s only in areas the new owner will use often and appreciate always. The stained-grade maple cabinetry… the CEDAR on the exterior!… the flagstone (and stone in general) are all gorgeous! We are thrilled to show them off!

All showers have marble floors that are honed for a more natural look, plus the shapes are intended for comfort!

The Arches. The archways were one of the first decisions made. We wanted to soften all the lines in the space (cabinets, built-ins, windows everywhere!) by rounding off the passages. Then we played off of that curve in other ways: swoops, flares, fluted materials, etc… and it ended up giving the perfect combination of round/soft + sharp/clean! It feels a little European, but it also feels ‘homey’. It’s truly coming together beautifully.

The attention to detail. It’s not often that a builder lets us truly step into a homeowner’s shoes and design a home the way we think they would want it. So many times, it’s just ‘building the basics’, which is a great plan in most cases! But for here- for this house- it feels more special that every. single. thing. was done with the intention of making someone’s life better by bringing them into a home that was carefully and thoughtfully curated for them… even if we didn’t know them yet. :)

A two-toned cedar component is one of the most exquisite ways to do “wood” on an exterior. It’s gorgeous in real life. The contrasting, but coordinating, stain colors offer such a custom look!

As we mentioned in the beginning- it’s really a daunting task to choose only a few things to write about because we love so much about this project! But we will continue to update with our “Favorite Features” as they get to a point of being photographed.
